I employ a technique using a combination of remote flash(es) and multiple blended photographs to achieve a pleasing accurate rendition of the property even with dark and or challenging lighting conditions. I pride myself and put in the extra effort it takes through lighting and editing techniques to produce images that will showcase the home in its best light. I especially excel at accurately and realistically showing off view homes from the interior living space.
My turn-around time is 24 hrs. at most and often a bit less. I may require the full two hours for a large view home shoot, but often and hour or so for the small to average size non-view home.
I deliver photos via DropBox and host them for 6 months. If you require longer please send a request.
I bill via QuickBooks, you’ll receive an invoice via email shortly after I’ve delivered the photos that you can choose to pay online with a credit card or you may mail a check.
Payment is due upon receipt of the invoice.

Pre-shoot Checklist
- I encourage you to share this with the homeowner where applicable.
- Ensure the home is staged and cleaned to your standard prior to shoot time.
- For example: Hide any personal items if feasible. Stacks of paper, bills, dirty dishes, garbage cans. Bathroom items in particular, i.e toothpaste, toothbrushes, other personal hygiene items.
- Photographer will assume the home is ready to shoot as-is upon arrival.
- Photographer will not clean and or move home decor or furniture.
- Replace any burned out lightbulbs if possible. Don’t forget to check lamps too.
- Ideally there are not “mixed” lights in the same room, lights of different color. i.e. one yellowish or orangish color light next to a white or bluish looking light.
- At your discretion… hide any pet related objects, i.e. food dishes, beds, etc.
- Turn on all the lights and open any curtains and or blinds.
- Tidy up the exterior if necessary, hide hoses, extension cords, ladders, bikes, play toys, etc.
- Photographer may request that cars are removed from the driveway during the shoot.
- Ideally the windows are cleaned inside and out.
